LOCATION: HOBART, TASMANIA
ROLE: PROJECT ESTIMATOR
As an Estimator, you'll manage commercial interior fit-out projects from the initial client meeting through to the pre-contract stage. This involves collaborating on design development, estimating costs, conducting technical evaluations, preparing tender documents, and finalising contract agreements, before handing over to the Contracts Manager to oversee the build process.
Responsibilities:
In this role, you will lead projects from inception to completion, managing multi-disciplinary teams and coordinating contracts. Key responsibilities include:
Leading the estimating proposal process from scope identification to final costing and submission.
Reviewing plans, drawings, and specifications to develop a deep understanding of materials, labor, and time requirements.
Collaborating with the project team during the planning phase to ensure project alignment and feasibility.
Identifying constructability issues, value engineering opportunities, and providing accurate scope of work. Leading necessary corrections and changes.
Ensuring budget and net profit targets are met.
Working with Managing Directors, Global Director, Delivery, and local Principals to align budgeting and forecasts with project methodology.
Managing cash flow effectively, including negotiating payment terms.
Conducting a comprehensive subcontractor bid process, ensuring all bids align with scope, project details, logistics, and schedules.
Ensuring schedules are robust to support estimating and purchasing timelines.
Producing complete and progressive project budgets throughout the client acquisition process and project initiation.
Presenting proposals and progressive budgets to clients based on their needs and presentation preferences.
Ensuring project profitability, client satisfaction, and quality subcontractors for each job.
Maintaining effective client communication throughout the pre-construction phase.
Building and nurturing strong subcontractor relationships with a client-first focus.
Sharing project success stories and lessons learned locally.
Key Measures:
Preparing detailed trade cost plans, including preliminaries, trade costs, furniture, authority costs, engineers’ fees, and design.
Identifying potential profit opportunities and communicating them to the PM team.
Monitoring and managing trade risks, incorporating them into the Project Control Sheet (PCS).
Negotiating to obtain the best price during the tendering and pricing process.
Assisting in the handover between Technical and Project Management teams when required. In some cases, you will also carry out the Project Management duties.
Maintaining an accurate and up-to-date cost plan and PCS database.
Reviewing contractor offers and providing recommendations.
Managing multiple projects simultaneously, including office and site visits.
Providing technical input for client fee proposals.
Managing client relationships and advocating for their needs.
Running PCG meetings and ensuring effective communication to manage stakeholder expectations.
Preparing client programs to reflect project delivery milestones and deadlines.
Supporting project teams to identify gaps or potential risks and finding innovative solutions.
Monitoring trade risks and ensuring they are incorporated into the PCS.
Experience and Skills Required:
Extensive experience in construction estimating, with a strong commercial focus.
In-depth knowledge of the local market and subcontractors.
Broad understanding of all trades, including scope identification, timeframes, execution, and potential risks.
Ability to scope and analyze bids from all trades effectively.
Demonstrated understanding of preconstruction and delivery methodologies.
Experience in managing and coordinating subcontractor trades.
Knowledge of building codes and health & safety standards.
Proficiency in Microsoft Project and Construction Project Management software, preferably Vista.
Strong skills in construction planning, estimating, budgeting, and forecasting.
Commercial awareness and the ability to manage multiple pre-construction teams concurrently.
